What is Tuesday Open House?? Well, it’s clearly not an “open house”. Open Houses don’t sell homes… good internet marketing does… but it seemed like a good title for this weekly blog post.

Beckett Ridge Homeowners Association:  The Board for the Beckett Ridge Homeowners Association has presented to the homeowners of Beckett Ridge a revised set of Declarations and Code of Conduct for their approval.  Each parcel in the Beckett Ridge Association will have one vote in this approval process.  The interesting fact with this vote is that the board has decided based on their legal counsel’s opinion that if you do not submit a ballot, your ballot will be counted for the resolution.  What this means is the resolution is almost guaranteed to pass as a huge majority of the homeowners will not vote.  They never do.  Your ballot must be received by July 28th, 2010 for it to count.  You can find out more about this very important resolution and ballot here >>Beckett Ridge Homeowners Association

Buying a home:  If you are currently in the process of buying a home and getting a mortgage don’t buy anything.  According to the New York Times Fannie Mae has started requiring lenders to recheck a borrower’s finances shortly before closing the loan. If a broker or lender finds significant changes, the loan could be delayed, or in some cases, denied.  For years now we have cautioned borrowers against charging up their credit cards or changing jobs before the closing date on a home loan, but now this advice seems especially prudent.  You can read the entire article on homebuyer financing here>>  Buyer Mortgage Financing

The Union Centre Bash:  There have been a number of questions recently regarding the Union Centre Bash and when it was, etc.  So after a little research I found that it is no longer called the Union Centre Bash, but is now known as the Union Centre Boulevard Blast.  It is scheduled to be August 13 -15, 2010.  According to an article in the Journal News that I found online the “Blast” will be more of a regional draw, employing some best practices from similar showcases across the country.  The direction of The Blast will be directed at families, adults, teens and children with multiple activities happening at the same time, “sort of like what you’d see at a state fair.  You can reach the entire article online here >>Union Centre Boulevard Blast

2010 Home Sales in West Chester & Liberty Township, Ohio:  The tax credit is over and now is when we find out if the homebuyer tax credits for both the First Time HomeBuyer and the move up homebuyer have had an impact on home sales overall.  The key thing to watch moving forward is the unit sales numbers each month for West Chester & Liberty Township compared to last year.  As can be seen on the graph, the last couple of months have seen home sales above last years totals.  The real indicator of the housing market’s recovery will be what happens moving forward with home sales.  Clearly the homes sales in West Chester & Liberty Township Ohio picked up when the tax credits were in effect, but what remains to be seen is; Will the home sales in the next few coming months remain at or above last year’s numbers so that the total sales numbers for the year remain above last year?  If the sales remain stable and we can stay at or above last years sales numbers, then we would have to judge the tax credits to be a success in stablizing the housing market.  If the sales numbers in the few months are not able to be sustained and in fact fall to levels below last year, then all we will have accomplished will be to move sales up into the early months of the year from the later months (July, August, September) and we will not have really improved the West Chester & Liberty Township housing market in the long term.  What you can see on the graph is a steady increase in the home sales from January through May of this year in a much more dramatic peak than in the last two years indicating that there clearly was an impact from the homebuyer tax credit incentives.  We will continue to monitor the home sales numbers and we will see where we go from here.   >>You can read my 2010 1st Quarter Real Estate Market Report here

Mortgage Interest Rates:  The tax credits are gone and if you are looking for a reason to buy a home, look no further.  Thirty year fixed rate mortgages are 4.60% today according to Third Federal Savings.  This is amazing.  Just look at this example of what these low rates really mean:

$200,000 mortgage amount @ 5.50%  =  $1135.58 monthly principal & interest payment

$200,000 mortgage amount @ 4.60%  =  $1025.29 monthly principal & interest payment

This example shows a monthly savings of $110 on your mortgage payment and this is compared to a mortgage interest rate of 5.50% which is a historically low rate itself!

Interest Rate Update:  Interest rates on a 30 year fixed rate mortgage continue to fluctuate a little day to day, but remain very low.  The rate on a 30 year fixed rate mortgage today was 4.85% with no points according to Third Federal Savings.  With rates continuing to be this low, the opportunities to move up to a new or larger home and not greatly increase your monthly payment are terrific.  By the way, the selection of homes to pick from is very good right now.  Thinking of buying a home in West Chester, Liberty Township, Beckett Ridge, Mason or Fairfield Township?  You can search homes for sale on our website at anytime, including features like map searches, saved searchs, new listing notifications and more!  Just visit www.LowryTeam.com. 

Home and Property Values:  This section of the Tuesday Open House seems a little like a comedy show.  Just today I saw both of these headlines and reports:

Headline: “Cincinnati metro home prices up 14.5% in 1Q”  - The National Association of Realtors   reported Tuesday that median home prices rose in Greater Cincinnati year over year during the first quarter, although they dropped from fourth-quarter 2009.  Read more: Cincinnati metro home prices up 14.5% in 1Q – Business Courier of Cincinnati:

Buying A Home: One of my favorite writers and the author of Seth’s Blog, Seth Godin had a great blog post last week on how to buy a house.  Actually he termed it how to think about buying a house.  It is an really good article that is definitely worth taking the time to read.  You can read How to buy A house here

Mortgage Interest Rates: The interest rate on a 30 year fixed rate mortgage was just 4.90% this morning.  If you are thinking about a 15 year fixed rate, you can get that today for just 4.25%.  Both of these rates were with no points.  These mortgage rates come courtesy of Third Federal Savings.  With rates this low, moving up to a larger or newer home seems like a very good decision.  For instance… if you are currently in a home with a $200,000 mortgage at 6.00% your principal and interest payment is $1199.  Moving up to a home with a $300,000 mortgage at 4.90% carries with it a monthly principal and interest payment of $1592, just under $400 more.  Clearly there are many factors to consider including your job security, other monthly bills, etc., but if the time is right for you personally, this is a great opportunity to move up!

10 Days To Tax Credit Expiration: The tax credit of $8000 for first time hombuyers and $6500 for move up buyers expires on April 30th, 2010.  Could the time to buy be after the expiration of the tax credits?  Maybe… homeowners that haven’t sold may be more likely to accept a lower price if the showing and selling activity slows after the tax credit expiration, providing an even better opportunity for a good deal.  Will the activity slow?  No one knows, we will just have to wait and see.  Also, keep in mind interest rates remain very, very low.

Good Reasons To Buy Now: Here is a really good article on why now is the time to buy real estate if you have been thinking of it and are just undecided or unsure.  5 Good Reasons To Buy That Home NOW!

This article makes the point that waiting to buy a home until later may in fact cost you money.  The below example spells this out pretty clearly I think:

 Let’s say that you buy a home for $200,000 and make a  10% down payment using a 30 year fixed rate mortgage.  If your interest rate today is 5.00%, the monthly payment will be $967. 

But let’s say you want to wait to see if home values fall farther in the West Chester/Liberty Township area.  If home values do fall a little more and that same home can now be purchased for $195,000 with the same 10% down payment, but while you waited interest rates went up slightly to 5.25%, your payment would now be $969.  Even though you paid $5000 less, you payment is now $2 higher. 

If rates have moved up to 5.50% during this time, your payment would now be $996.  And these payments are based on the lower purchase price, if the value of the home you were buying didn’t drop and the rates went up the monthly payments would be even higher. 

So waiting to buy may very well cost you money.  Rates have started to rise, not dramatically yet, but don’t wait too long!

Real Estate Market Update:  How is the real estate market? That is the big question today.  The answer is very different depending on many factors.  What you heard on the Today Show or read in the USA Today is not going to be the answer though.  Getting your real estate market information from some national expert is a little like getting a national weather forecast:  “In the US today it’s going to be a high of 67 with a chance of showers.”  Really…where?  It’s not much different with real estate.  Some media report will say that home sales or prices will have dropped by some percent across the country.  Again, I say really…where?

Real estate is local and in the market we have today it is hyper-local.  Meaning the market is very different in one area of Cincinnati vs. another.  The real estate market is also very different depending on the price range of the home.  The first time homebuyer price range is very active right now and supply and demand are largely in balance.  Higher price ranges continue to have quite an imbalance of homes for sale, thus continuing to cause pricing pressure.  The moral of the story is… for accurate, local real estate information, contact an experienced local real estate expert.  For more local real estate information, check back here later in the week for my RealEstate-Ink Market Update Report.
