West Chester Annual Christmas Walk

West Chester Annual Christmas Walk

West Chester Annual Christmas WalkEvery year in Olde West Chester a Christmas Walk is held.  This year’s Olde West Chester Annual Christmas Walk is Saturday, November 19th, 2011.  A number of the businesses in Old West Chester, along Cincinnati-Dayton Road will be hosting open houses.  Of course they will all be decorated for the holidays and will have carolers and entertainment.

The annual Christmas Parade is at 7:00pm on Saturday.  It starts at Union School, across from the West Chester Post Office and it ends at the West Chester Township Administration building, where they will light the Christmas Tree.

What is Tuesday Open House?? Well, it’s clearly not an “open house”. Open Houses don’t sell homes… good internet marketing does… but it seemed like a good title for this weekly blog post.

So clean up the landscaping and get yourself some fresh mulch. I’m not sure that there is a better way to go than to get it from the boy scouts. They even deliver! You can just go directly to the boy scouts site right here. My mulch is being delivered in just a couple of weeks…anyone like to help??

West Chester OH Real Estate: What Impact Does Homearama Have On Home Sales?

Homearama 2011 is coming to West Chester, Ohio and it is sure to generate alot of excitement, with large crowds and lots of exposure for West Chester and Liberty Township Ohio real estate.  Good press for the West Chester community and a little excitement for the housing market in our area are certainly welcome.

But what is the impact of Homearama 2011 on luxury home sales in West Chester and Liberty Township?

First let’s establish that the exposure and excitement generated by the luxury home show are definite positives and truly a good thing.  The show organizers have estimated that as many as 40,000 consumers will visit the show.  That’s good news for West Chester restaurants and businesses.

What the true impact on luxury home sales in West Chester and Liberty Township is might not be as rosy.  If you establish that the luxury home market in West Chester and Liberty Township is defined as $500,000 and up, here’s what it looks like:

There are currently 35 homes for sale in West Chester and Liberty Township in this price range.

In the last 6 months there have been 13 homes sold and closed in this same price range, which is an average of 2 homes per month.  This means there is a 16 month supply of homes for sale in this luxury home market.  This is a large oversupply of homes for sale in this price range and the Homearama luxury home show is adding to it.  According to the Home Builders Association of Greater Cincinnati at least 7 homes will be built, with 2 of them having been presold.  As of this writing 5 of the homes are listed for sale in the Multiple Listing Service of Greater Cincinnati (MLS).

So what is the issue?  The issue is… if you are thinking of selling your luxury home in West Chester or Liberty Township your competition just got tougher and now there is more of it.  16 months of inventory is alot.  16 months of inventory means that if no new listings come on the market in this price range and homes continue to sell at their current pace, it would take until approx. June 1st of 2012 to get all of the homes sold!

The solution?  If you have a home to sell in the luxury home price range ($500,000 and up) you need to do 3 things:

1.)  Get your home professionally staged – you’re competing with homearama homes here.

2.)  Get your home on the market now before more inventory causes even more pricing pressure.

3.)  Price your home to sell based on a detailed market value analysis.

West Chester & Liberty Township OH Real Estate: Beckett Ridge Homeowners Association

Beckett Ridge, West Chester, OhioIf you live in Beckett Ridge and are the owner of record for your property, you received this letter recently:

DEAR BECKETT RIDGE HOMEOWNER;

Beckett Ridge is a diverse community covering over 1800 acres with various types of dwelling units from condos to single family homes.  Since our community was developed over several years and each unique section of our community was required to provide a set of documents for their new homeowners, 33 years later, we have variously similar, but different documents making up the package of homeowner documents for Beckett Ridge.

Over the past two years the Beckett Ridge Homeowners Board hads been evaluating various approaches for consolidating our homeowners’ documents.  These basic documents are used to define our community and when coupled with our restrictions they become very important documents for homebuyers planning to purchase a home in our community and financial companies seeking to finance or insure our homes.  With the assistance of our attorney we have now completed our work on this effort and wish to present to the homeowners of Beckett Ridge a revised set of Declarations and Code of Regulations for your approval.

Voting will be by parcel therefore, only one vote will be allowed per dwelling unit address and one signature per parcel will also be required to validate your ballot.  Official ballots can only be cast  by those Members of the Beckett Ridge Homeowner Association in good standing as of July 1, 2010.  To be considered in good standing all dues and fees must be paid in full on the Parcel by July 1, 2010.  The Board Highly Recommends you vote “YES” in support of this resolution.  The expression of your support for this resolution is very important to all of us.  While we hope you will vote yes, we want you to be aware that consistent with the legal opinion given to the board on February 22, 2010, regarding voting procedures, all Parcels that do not submit a ballot regarding this resolution will be casting a vote in support (Yes) for the resolution.

If you did not have the opportunity to attend our Annual Meeting in March or one of the five HOmeowners Meetings held between April 10th and June 8th then you can view the proposed documents at www.beckett-ridge.org.

West Chester & Liberty Township OH Real Estate: Homearama 2011 Update

Foxborough Subdivision, Homearama 2011According to the Cincinnati Business Courier article online today they said six builders have agreed to participate in the 2011 Homearama home show.  The Home Builders Association of Greater Cincinnati conducts the home show each year. They had previously announced (read my previous post on Homearama 2011 here) that next year’s show would be held in West Chester in the Foxborough subdivision.

The six builders include Artisan Estate Homes, Daniels Homes, Greystone Homes, Hensley Custom Building Group, Jack H. Wieland Builders and Zaring Premier Homes.  The Homearama home show in 2011 will feature homes listed for sale from $550,000 – $850,000.

West Chester & Liberty Township OH Real Estate: Homearama comes to West Chester

Foxborough subdivision in West Chester has been chosen to host the  2011 Homearama site.

Homearama 2011 in West Chester, Ohio - Luxury HomesThe Home Builders Association of Greater Cincinnati said Monday it has picked Foxborough subdivision, in West Chester, for its 2011 Homearama show.

The home show is scheduled for June 11-26, 2011, in the Glenview Farm Estates section of Foxborough, which is being developed by the Drees Co. and Cobblestone Development, according to a news release.

Home prices will range from $525,000 to $850,000, compared to the $1 million-plus price tags on Homearama show homes during the height of the real estate boom.

According to various news reports today the luxury home show will be built in the Glenview Farms section of Foxborough which is located on the backside of Foxborough and is located just off of Hamilton Mason Road.  It is the newest section of the subdivision.

The 2011 Homearama will mark the resumption of the luxury home show after being cancelled this year due to the difficult housing market and tight lending restrictions.

Home and Property Values:  This section of the Tuesday Open House seems a little like a comedy show.  Just today I saw both of these headlines and reports:

Headline: “Cincinnati metro home prices up 14.5% in 1Q”  - The National Association of Realtors   reported Tuesday that median home prices rose in Greater Cincinnati year over year during the first quarter, although they dropped from fourth-quarter 2009.  Read more: Cincinnati metro home prices up 14.5% in 1Q – Business Courier of Cincinnati:

West Chester & Liberty Township OH Homes For SaleIt’s time for the Tuesday Open House.  What is Tuesday Open House??  Well, it’s clearly not an “open house”.  Open Houses don’t sell homes, but it seemed like a good title for this weekly blog post.  It is my way of throwing the doors open on the RealEstate-Ink.com blog and offering up a few quick articles and facts on real estate for the West Chester, Liberty Township, Beckett Ridge, Mason and Fairfield Township, Ohio areas.  It is not intended to be all about homes for sale, but it will be about that some of the time…

Real Estate Market Update:  How is the real estate market? That is the big question today.  The answer is very different depending on many factors.  What you heard on the Today Show or read in the USA Today is not going to be the answer though.  Getting your real estate market information from some national expert is a little like getting a national weather forecast:  “In the US today it’s going to be a high of 67 with a chance of showers.”  Really…where?  It’s not much different with real estate.  Some media report will say that home sales or prices will have dropped by some percent across the country.  Again, I say really…where?

Real estate is local and in the market we have today it is hyper-local.  Meaning the market is very different in one area of Cincinnati vs. another.  The real estate market is also very different depending on the price range of the home.  The first time homebuyer price range is very active right now and supply and demand are largely in balance.  Higher price ranges continue to have quite an imbalance of homes for sale, thus continuing to cause pricing pressure.  The moral of the story is… for accurate, local real estate information, contact an experienced local real estate expert.  For more local real estate information, check back here later in the week for my RealEstate-Ink Market Update Report.
