Mortgage Interest Rates:  The tax credits are gone and if you are looking for a reason to buy a home, look no further.  Thirty year fixed rate mortgages are 4.60% today according to Third Federal Savings.  This is amazing.  Just look at this example of what these low rates really mean:

$200,000 mortgage amount @ 5.50%  =  $1135.58 monthly principal & interest payment

$200,000 mortgage amount @ 4.60%  =  $1025.29 monthly principal & interest payment

This example shows a monthly savings of $110 on your mortgage payment and this is compared to a mortgage interest rate of 5.50% which is a historically low rate itself!

Is a short sale or foreclosure the right deal for you?

With the first-time homebuyer tax credit deadline having come and gone, you may be asking yourself, “What now?” Fortunately, the door is now open to a new wave of savings: distressed properties.

For many buyers, the term foreclosure brings up images of run-down homes with no heat and rotting wood. While this is still the case for some homes, it’s no longer the standard. In fact, first time buyers are snatching up distressed deals in decent condition for great prices. 

According to a November 2009 Keller Williams Research Buying Distressed Properties Survey, 40 percent of all buyers for bank-owned foreclosures (REOs) were first-time buyers in 2009. 50 percent of all short sale buyers were first-time buyers.

By definition, a distressed property is one that was purchased with a loan and the homeowner is no longer able to make their mortgage payment resulting in foreclosure – or if they’re lucky a short sale – meaning they owe more on the home than it’s currently worth. With a 20 percent increase in foreclosures from 2009, distressed properties still remain a large portion of home sales and are going to continue well into 2010 as homeowners continue to feel the effects of an economy on the mend.

If you’re in the market looking for a home in West Chester or Liberty Township, Ohio and are prepared for a unique transaction, a short sale or foreclosure property for sale can be a great option. Here’s why:

Prices are low – Buying a foreclosed (bank owned) property is an excellent way to get a home for less. Research shows you can save 10-40 percent over the price of similar properties in a traditional sale.

While it is still an emotional transaction, these sellers are willing to come down on price or even consider concessions such as helping out on closing costs. Banks holding on to large portfolios of Real Estate Owned (REO) properties want to unload quickly – and price these home to sell.

Home and Property Values:  This section of the Tuesday Open House seems a little like a comedy show.  Just today I saw both of these headlines and reports:

Headline: “Cincinnati metro home prices up 14.5% in 1Q”  - The National Association of Realtors   reported Tuesday that median home prices rose in Greater Cincinnati year over year during the first quarter, although they dropped from fourth-quarter 2009.  Read more: Cincinnati metro home prices up 14.5% in 1Q – Business Courier of Cincinnati:

Buying A Home: One of my favorite writers and the author of Seth’s Blog, Seth Godin had a great blog post last week on how to buy a house.  Actually he termed it how to think about buying a house.  It is an really good article that is definitely worth taking the time to read.  You can read How to buy A house here

Mortgage Interest Rates: The interest rate on a 30 year fixed rate mortgage was just 4.90% this morning.  If you are thinking about a 15 year fixed rate, you can get that today for just 4.25%.  Both of these rates were with no points.  These mortgage rates come courtesy of Third Federal Savings.  With rates this low, moving up to a larger or newer home seems like a very good decision.  For instance… if you are currently in a home with a $200,000 mortgage at 6.00% your principal and interest payment is $1199.  Moving up to a home with a $300,000 mortgage at 4.90% carries with it a monthly principal and interest payment of $1592, just under $400 more.  Clearly there are many factors to consider including your job security, other monthly bills, etc., but if the time is right for you personally, this is a great opportunity to move up!

Finding a mortgage before looking for real estate is a smart idea

The first step in buying a home should be getting a mortgage.  Getting a mortgage, or rather getting approved for a mortgage, lets you know what you can expect in the way of a monthly payment before you begin to look at homes.

Interest rates can have a big impact on what your monthly payment ultimately ends up being and rates have been inching upward in the last few weeks.  Now is the time to take advantage of both these historically low interest rates as well as the tax credits now being made available to both first time homebuyers and move up buyers.

There are any places to look for a mortgage these days.  There are banks, mortgage brokers, finance companies, credit unions and private lenders.  Often experienced Realtors have mortgage brokers or banks that they work with often and using a lender that has a good reputation is often a safe bet.

When looking for a mortgage you should have a good idea how much you can afford to pay each month.  Look into the past, present and future to determine this.  It is of the utmost importance not to bite off more than you can chew when it comes to your finances and the affordability of a home that you might buy.

When applying for a loan you will need to provide documentation of income, monthly expenses, and assets.  Have your financial statements and tax returns ready and the process will be much easier.

Having a mortgage ready to go before finding a property will make the entire process smoother.  Financing is harder to get these days and being prepared is a wise step in the home buying process.
