There are many people out there waiting for the bottom to hit in many facets of the economy, including real estate.  Perhaps there will be a big announcement one morning across newspaper headlines and across the internet “THE BOTTOM IS HERE: NOW IS THE EXACT MOMENT TO BUY”.  Of course by the time the announcement comes the bottom will have hit and the exact time to buy real estate will have come and gone.

A great analogy to the bottom of the real estate market is a yoyo.  Take a yoyo in your hand and use it.  Can a person grab the yoyo at the exact moment it hits bottom every time?  Chances are a person will grab it just before it hits bottom or just after, rarely at the exact bottom.   Real estate is the same game, if it is indeed a game.  If people knew, absolutely knew, the exact time to buy stocks, real estate, or any other investment then no one would ever have a financial worry.

For people who believe in investing in real estate, now is a great time to buy.  Interest rates won’t be low forever, in fact interest rates have been inching up the past 10 days now.  Most mortgage experts expect interest rates to return to the 6.00% range over the next few months to a year.

In addition, the tax credits available for purchasing a home make now an incredible time to buy.  You can get more information on the tax credits here.

Real estate has either already hit the bottom, is about to or is already on its way up, we’ll know for certain sometime in the future.  If you want to buy at the bottom, buy now. Or wait until it’s too late, when you can look back and say, “If only I had bought then.”

West Chester OH Real Estate: Homebuyer Tax Credit Details

Housing Tax CreditThe President has approved the first-time homebuyer tax credit extension which will extend the tax credit of up to $8000 until April 30, 2010.

The extension is part of a large economic stimulus bill that will extend the $8,000 tax credit for homebuyers who are purchasing their first home from the current November 30, 2009 deadline and expands the program to offer a credit of $6,500 to homeowners who have lived in their current home for at least five years and are seeking to buy a home.

The following details apply to the homebuyer tax credit expansion:
First-time homebuyers, who are defined by the law as buyers who have not owned a principal residence during the three-year period prior to the purchase, may be eligible for up to an $8,000 tax credit. This is the tax credit that has been in place this year and is largely credited with keeping the housing market as stable as it has been,
Current homeowners who have been residing in their principal residence for five consecutive years out of the last eight and are purchasing a new home to be their principal residence, may be eligible for up to a $6,500 tax credit.

Who is Eligible??

Income Limits:
Homebuyers who file as single or head-of-household taxpayers can claim the full credit ($8,000 for first-time buyers and $6,500 for repeat buyers) if their modified adjusted gross income is less than $125,000 or for married couples filing a joint return, the combined income limit is $225,000.
Single or head-of-household taxpayers who earn between $125,000 and $145,000, and married couples who earn between $225,000 and $245,000 are eligible to receive a partial credit.

Effective Dates:
The eligibility period for the tax credit is for homes purchased after Nov. 6, 2009, and before May 1, 2010. However, home purchases under contract by April 30, 2010, will qualify for the tax credit provided closing occurs prior to July 1, 2010.

Types of Homes that Qualify:
All homes with a purchase price of less than $800,000 qualify, including newly-constructed or resale, and single-family detached, townhomes or condominiums, provided that the home will be used as their principal residence. Vacation home and rental property purchases don’t qualify.

Tax Credit is Refundable:
This means that if the amount of income taxes you owe is less than the credit amount you qualify for, the government will send you a check for the difference.
As an example a first-time buyer who qualifies for the full $8,000 credit who owes $5,000 in federal income taxes would pay nothing to the IRS and receive a $3,000 payment from the government. If you are due to receive a $1,000 refund, you would receive $9,000 ($1,000 plus the $8,000 first-time homebuyer tax credit).
A repeat buyer who owes $5,000 would pay nothing to the IRS and receive $1,500 back from the government. If you are due to get a $1,000 refund, you would get $7,500 ($1,000 plus the $6,500 repeat buyer tax credit).
All qualified homebuyers can take the tax credit on their 2009 or 2010 income tax return.

Payback Provisions:
The tax credit is a true credit. It does not have to be repaid unless the home owner sells or stops using the home as their principal residence within three years after the purchase.

West Chester & Liberty Township, Ohio Real Estate: Interest Rate Update

30 year fixed rate mortgages continue to be the bargain of a lifetime.  Rates today (April 4, 2009) are at 4.99% with no points.  When you combine these low rates with the low housing prices that we are currently experiencing in West Chester, Beckett Ridge and Liberty Township, what you get is an incredible opportunity.  How long it lasts is anyone’s guess.  Here are some example payments based on some different interest rates.  You can see the tremendous impact these low rates have on a monthly payment.

On a $200,000 loan:

A 6.50% interest rate = $1264.14 monthly payment of principal and interest

A 6.00% interest rate = $1199.11 monthly payment of principal and interest

A 5.50% interest rate = $1135.58 monthly payment of principal and interest

A 5.00% interest rate = $1073.64 monthly payment of principal and interest

And if you want to wait and see if the rates will drop even farther and risk missing out on the 5.00% rate:

A 4.75% interest rate = $1043.30 monthly payment of principal and interest

This last example of course is only valid if rates ever dropped to 4.75%.  You would save an additional $30 per month, but you risk waiting and missing out on the lowest rates we have seen in decades should rates begin to inch back up as they most certainly will at some point.

And of course, if you are a First Time Homebuyer you can get the $8000 Tax Credit by buying a home.

West Chester Ohio Real Estate: A Short Sale Could Be A Option

“A Short Sale” has become quite a buzz word in real estate today.  Many people are unsure of exactly what this term means and how it might help someone.  For homeowners that have fallen behind on their payments or are having difficulties making their mortgage payments due to a hardship of some sort, a short sale may be an option that should be considered.  The most important point to make here is:  foreclosure does not have to happen!

In a recent study of homes in the West Chester and Liberty Township, Ohio areas that were facing a sale at the Sheriff’s Sale in Butler County, I found that a very high percentage of the homes had not been on the market for sale in the months leading up to the foreclosure.  The only conclusion that can be drawn here is that many homeowners don’t know that they can sell their home utilizing this process and avoid foreclosure and the extreme damage that is done to their credit.

A West Chester or Liberty Township, Ohio real estate short sale is an opportunity to get out from under a home you owe more money on that the current market dictates it’s value at.  A short sale is the process of negotiating with the mortgage company(s) to accept a short payoff (less than the balance owed).  For instance, you have a mortgage of $100,000, but your home is only worth $85,000 in today’s market.  The lender agrees to accept the proceeds from a sale at $85,000 as payment.  To qualify for a short sale you usually have to demonstrate an economic hardship like a job loss, family illness or some other change in your financial status.  Also important to note here is that you do not pay the real estate fees involved in the sale, the mortgage lender does.

West Chester Real Estate: January 2009 Home Sales

It’s time to take a look at how January 2009 home sales compared to January 2008.

With regard to sales, in January 2008 58 units were sold vs. 55 units in January 2009.  This represents a decrease of just 5.17%.  I say “just” because today the Cincinnati Area Board of Realtors reported sales being down 19.29% (unit sales) for the Greater Cincinnati area. So being only down 5.17% for the West Chester and Liberty Township, Ohio real estate market feels like a victory!!

The average sale price for January 2008 was down 8.02% compared to the same period in 2009.  As you can see in the table below, the average sale price in January 2008 was $219,688 compared to $202,077 in 2009.  For there to be a stabilization of home prices and then at some point a return of appreciation, we will need to see a smaller supply of homes available for sale.  In many of the price ranges there remains a significant oversupply.  The average sale price was down 18.49% in January 2009 when compared to January 2008 for the Greater Cincinnati Area Board of Realtors.

Real Estate Outlook: What’s in Store for 2009?

What will the new year bring for housing and real estate? It’s easy to look at all the negative economic news in the headlines and say – there’s no sign that 2009 is going to be any better than 2008.

But here’s a different perspective to consider from one of the country’s veteran financial analysts — Richard Bove of Ladenburg Thalmann, an investment banking company.

In a research report issued late in December, Bove said he sees a positive dynamic taking shape in the current cycle. The government has intervened aggressively in the markets to push interest rates down — most notably in the home mortgage sector.

Though it takes awhile for low-cost money to begin having its effect, Bove said he expects “housing prices to stabilize and/or rise (in 2009) after a likely boom in mortgage refinancings as rates fall and loan applications increase.”

Add in the expected massive economic stimulus package being put together on Capitol Hill with the incoming Obama administration — and there’s a good chance we’re going to see a gradual transformation of the downward cycle into a slow rebound over the coming several quarters.

Already there are positive signs of the turnaround Bove predicts…

West Chester Ohio News: Mortgages Are On Sale!

An eye catching headline to be sure, but also very much the truth.

Interest rates for home mortgages are at historic levels right now which is providing a terrific home buying opportunity!  How about this: In 1981 you would have paid 16.90% for a 30 year fixed rate loan.  Today, it’s 5.15%, now that is a sale! :-D

 To give this a little meaning, let’s look at a $200,000 mortgage loan:

In 1981, at 16.90% the principle and and interest payment would have been $2835.12.  (Wow)

In 2009, at 5.10% the principle and interest payment would be $1085.90 (Now that is a sale)

So you say, “Well that’s great, but that was 1981″.  So let’s compare to just 6 months ago then:

August 2008 rates were 6.49% which is a principle and interest payment of $1262.82.

That is a savings of $176.92 per month or $2123.04 annual savings with today’s low rates.

It really is a great time to buy when you consider the low rates and the great inventory of homes.

Liberty Township, OH Real Estate Update: January 2009

As I mentioned in my previous post on the West Chester real estate market, the last three months have been very turbulent.  There is a great deal of uncertainty regarding the availability of mortgages for buyers and in the financial markets in general.  I can say with absolute certainty however,  that if you are thinking about buying a home, whether it is new construction or an existing home, the opportunities are terrific with regard to the home prices and there is no question about the ability to get a mortgage, the money is out there!

Today we will take a look at how the Liberty Township, Oh real estate market fared in the last three months of 2008.  The West Chester and Liberty Township markets are very connected and to many folks would be considered one and the same.  They share the same school district (Lakota Schools) and are geographically adjacent.   However breaking them down a little gives us better detail of just what has been going on.

With regard to sales, in 2007 135 units were sold vs. 88 units in 2008 in Liberty Township.  This represents a decrease of 34.81%.  This is quite obviously a huge decrease in sales.  A little further look into these numbers finds that in 2007, new construction accounted for 44 of the 135 sales (32.59%).  In 2008 just 15 of the 88 sales (17.05%) were new construction.  New construction sales were way down and this is definitely an indication of the scaling back that homebuilders have done.  The amount of market (spec) homes that are available for sale is very small and has been for some time now.

The average sale price for the last three months of 2008 was down 12.72% compared to the same period in 2007.  As you can see in the table below, the average sale price in the last three months of 2008 was $232,831 compared to $266,751 in 2007.  With the new construction sales taken out of the numbers the average sale price would be down 5.25% in the last three months of 2008 when compared to 2007.  The impact new construction has on these numbers is significant due to the fact that typically the average sale price of new construcion homes is much higher which can skew the overall numbers, especially in a market like Liberty Township, OH which has a large presence of new construction.

For there to be a stabilization of home prices and then at some point a return of appreciation, we will need to see a smaller supply of homes available for sale.  In many of the price ranges there remains a significant oversupply.  We will take a look at the supply of homes for sale next.  Be sure to check back!

Fix Housing First Coalition Seeks To Revive Economy

The National Association of Home Builders (NAHB) is spearheading Fix Housing First, one of the largest coalitions of housing advocates ever assembled in the United States, to push for a housing recovery plan that will revive the economy.

  “If we are going to successfully pull our nation out of recession, we must address housing first,” said NAHB President and CEO Jerry Howard.  

Fix Housing First, which consists of more than 600 organizations, home building companies and manufacturers continues to add new members on a daily basis, is pressing for a major stimulus package to stem the decline in home values, stabilize financial markets and reignite consumer demand.
