West Chester Ohio Real Estate Market Breakdown – April 2011   

West Chester Ohio Home Values - What is your homes market value?Which price ranges are in the best shape from a home sellers perspective in West Chester, Ohio and which are not? The best way to measure the general strength of the West Chester, Ohio real estate market and to break down it’s different price ranges is to evaluate the amount of homes for sale in both the total area and also in each different price range.   

SEARCH ALL HOMES FOR SALE IN WEST CHESTER, OHIO   

In the chart below you can see that there is clearly more activity in some price ranges than others and certainly more homes for sale in some of the ranges also. In each of the different price ranges you can see the number of homes for sale, the number of homes that have sold in the last six months and the months supply of homes.    

The number of homes for sale is a pretty straight forward statistic, the number of homes that have sold in the last six months is used to determine the rate that homes are currently selling. The key number in this chart is the months supply of homes for sale.    

A seller’s market would show a month’s supply of less than 5 months, 5-6 months supply of homes for sale is considered a neutral market and anything over 6 months is considered a buyer’s market. The higher the number the stronger the buyer’s market.    

Looking back at the January Real Estate Market Breakdown you can see that in a number of the different price ranges the months supply of homes for sale has greatly increased.  This is caused by two factors: (1.) There are more homes for sale now and (2.) The pace at which homes were selling in this last six month period has slowed considerably.  Clearly we can see that a number of price ranges, as well as the overall market are a buyer’s market. No surprise there, but when listing a home for sale you must understand the level of pricing pressure and competition that you face so that you can employ the correct pricing strategy in selling your home

Why You Must Sell Your Home Now!

West Chester & Liberty Township Ohio Homes For SaleSome West Chester & Liberty Township Ohio homeowners are waiting until after the holidays to put their home on the market for sale.  Some are waiting for the “spring real estate market” to list their home for sale.  My advice… if you want to or need to sell your home, sell it now.

Why?  If you are looking to sell within the next two years, the highest sales price you will be able to attain for your home is it’s current value.

This is not just my speculation or guesswork.  In November, Fannie Mae forecasted median home sales prices for the next eight quarters.  Their projections call for prices to fall and to not again reach today’s values until the 3rd quarter of 2012.

Home prices will not begin to rise again until…. (1) we have a more stable economic climate with higher consumer confidence  (2) unemployment begins to come down significantly (3) the inventory of homes listed for sale in West Chester & Liberty Township is reduced.
 
Just waiting for the spring months to get here before putting your home on the market can cost you real dollars.  Yes, it’s true that there are more buyers out looking at homes in the spring.  There are also a lot more homes on the market for sale then, meaning much more competition and thus a great deal more pricing pressure.  Waiting to list your home for sale will almost undoubtably mean you will be listing your home at a lower price and will be selling for less.  Home sales are not increasing, in fact you can see in the graph below that home sales in West Chester & Liberty Township are decreasing and have been for six months now.

But isn’t this just the seasonality of the market you ask?  Take a look at the graph below and you will see a comparison of the last three year’s home sales for West Chester & Liberty Township Ohio.  And while you can clearly see the seasonal peaks and valleys, the real issue here is that moving forward there appears to be no driving force to increase sales (demand) very much.  The other concerning note here is that we are currently operating at sales levels that are lower than sales were during the financial crisis of 2008.

So as we move into 2011 and the time of the year when inventory of homes for sale begins to grow, my advice?  Don’t Wait!   Get your home on the market and price it to sell today for today’s market.  Sell before the flood of additional homes come on the market.

And please don’t misunderstand me here, I am not trying to portray all gloom and doom and be overly negative, but I do think it is only responsible to state the facts and try to draw some reasonable conclusions.  There is reason to act with a sense of urgency here. 

Oh yeah… one other reason to not wait.  If you are also going to be buying a home, in addition to selling your current home you need to know that interest rates are going up and going up fast.  Keep waiting and they will be even higher.

What You Need to Know to Buy a Home Today

Don’t let a sluggish economy get you down. There are reasons to shop for personal items—including a new home. I recently saw an advertisement for a new car that said you could return the car in the first year if you lose your job. While there may not be that incentive for homes yet, some other perks might give you reason to start your housing search.

If you can afford to buy, consider making homeownership a goal this year, especially if you haven’t owned a principal residence in three years prior to buying. The new stimulus package sweetens the deal for homebuyers who purchase a residence on or after January 1, 2009, and before December 1, 2009. The incentive is for first-time homebuyers who remain in their home for at least three years. It provides a credit for 10 percent of the home purchase price, up to an $8,000 limit. The credit can be taken on your 2008 or 2009 tax return.

If you close on a home after the April 15 tax deadline, you can apply for an extension provided that you close on your home before the extension deadline of October 15. If you’re extra speedy and have already filed your 2008 return, don’t worry — you can file an amendment to claim the credit. You have three years to do that. You’ll need IRS Form 1040X to do that.

Taking the credit on your 2009 return or getting the benefit now, before filing your return, by adjusting your income wage withholding are also options…

Liberty Township, OH Real Estate Update: January 2009

As I mentioned in my previous post on the West Chester real estate market, the last three months have been very turbulent.  There is a great deal of uncertainty regarding the availability of mortgages for buyers and in the financial markets in general.  I can say with absolute certainty however,  that if you are thinking about buying a home, whether it is new construction or an existing home, the opportunities are terrific with regard to the home prices and there is no question about the ability to get a mortgage, the money is out there!

Today we will take a look at how the Liberty Township, Oh real estate market fared in the last three months of 2008.  The West Chester and Liberty Township markets are very connected and to many folks would be considered one and the same.  They share the same school district (Lakota Schools) and are geographically adjacent.   However breaking them down a little gives us better detail of just what has been going on.

With regard to sales, in 2007 135 units were sold vs. 88 units in 2008 in Liberty Township.  This represents a decrease of 34.81%.  This is quite obviously a huge decrease in sales.  A little further look into these numbers finds that in 2007, new construction accounted for 44 of the 135 sales (32.59%).  In 2008 just 15 of the 88 sales (17.05%) were new construction.  New construction sales were way down and this is definitely an indication of the scaling back that homebuilders have done.  The amount of market (spec) homes that are available for sale is very small and has been for some time now.

The average sale price for the last three months of 2008 was down 12.72% compared to the same period in 2007.  As you can see in the table below, the average sale price in the last three months of 2008 was $232,831 compared to $266,751 in 2007.  With the new construction sales taken out of the numbers the average sale price would be down 5.25% in the last three months of 2008 when compared to 2007.  The impact new construction has on these numbers is significant due to the fact that typically the average sale price of new construcion homes is much higher which can skew the overall numbers, especially in a market like Liberty Township, OH which has a large presence of new construction.

For there to be a stabilization of home prices and then at some point a return of appreciation, we will need to see a smaller supply of homes available for sale.  In many of the price ranges there remains a significant oversupply.  We will take a look at the supply of homes for sale next.  Be sure to check back!

 Sales were once again down in October 2008 when compared to October of last year.  Unit sales (closings)  were down 4.90% in West Chester and Liberty Township.  The percentage decrease is smaller than it has been previously, continuing a pattern of inconsistency in sales.  We have a little burst of activity and then it slows again.  Average sale prices were down 1.65% over October of 2007.  This is a smaller decrease than we have been seeing in recent months.  To determine if this is a change in the overall trend of the average sale price for West Chester and Liberty Township homes we will need to be closely examining the sales figures for the coming few months.

Interest rates continued their dramatic drop this week.  This week we saw a drop to at weeks end 5.30% for a 30 year fixed rate mortgage.  An FHA 30 year fixed rate mortgage is currently 5.50%.  These are great rates that are changing daily.  If you need a referral to a good lender with competitive rates and closing costs please let me know.
